Security Deposit

Once paid, your deposit is protected by a government-approved deposit protection scheme for the duration of your tenancy. Please note that this deposit cannot be used towards your rent instalments. 3. At the end of your tenancy, the deposit will be returned to you: subject to the terms of your contract, after a room inspection. Any deductions for damages or outstanding charges will be outlined in your tenancy agreement. Refunds can take up to 28 working days to process. 4. Your deposit is securely held by a recognised scheme, such as the Tenancy Deposit Scheme (England and Wales) or Safe Deposits Scotland. You’ll receive an email with your deposit repayment ID, which you’ll need to authorise your refund and provide your bank details. Please note: 1. All refunds are issued in GBP, and additional fees may apply if you're using a non-UK bank account. 2. Prestige Student Living cannot influence the deposit refund process. For AY 25-26 & AY 26-27: 1. If you have a UK guarantor, you're eligible to pay your rent in three instalments, with the first payment due three weeks before your check-in date. 2. If you do not have a UK guarantor, you’ll need to pay your rent in full at least six weeks before your tenancy start date. Please ensure that all rent due has been paid before you arrive to check in. Note: In some cases, alternative instalment plans may be available. Please contact property management to discuss your options.

For AY 25-26 & AY 26-27: You can pay your rent using any of the following methods: Online: Log in to your student account and make a secure payment through property's web portal (recommended). At the Property: Pay in person at the property reception desk. By Phone: Contact the property team directly to make a payment over the phone. Bank Transfer: Payments can be made via bank transfer. Please include your full name and student ID as the payment reference. Note that international transfers may incur additional charges from your bank, so please account for this when making payment. To request our bank details or confirm payment instructions, please contact your property team. Please Note: Important Payment Information: 1. You will never be asked to make a payment to any bank account other than the official one provided by your property team. 2. Cash payments are not accepted under any circumstances.

Guarantor Requirement

For AY 25-26 & AY 26-27: A. The property requires you to have a valid UK Guarantor if you wish to pay in installments. B. If you are unable to provide your own UK Guarantor, the property recommends the service of Housing Hand. C. The property does not accept international guarantors. Please Note: Your UK guarantor must: - 1. Be a resident in the UK for a minimum of 1 year. 2. Be over 21 years of age 3. Be a homeowner or in full time employment 4. Provide a copy of photographic identification, such as a passport, driving licence or ID badge 5. Additional Fees

For AY 25-26 & AY 26-27: Dual occupancy is available for most rooms that are 23sqm or larger. Both applicants must apply separately and clearly state in their applications that they are requesting dual occupancy. The total rent will be calculated as the standard room rate plus an additional £50 per week, then split evenly between both occupants, unless specified otherwise.

Cooling Off Period

For AY 25-26 & AY 26-27: You can cancel your tenancy agreement within 7 days of your booking date (the Initial Cancellation Period) and receive a full refund of your security deposit. Please note that for refunds to non-UK banks, a £20 deduction will be made to cover any international bank charges.

No Visa No Pay

For AY 26-27: INTERNATIONAL VISA APPLICANTS ONLY Before the Tenancy Start Date 1. If you are unable to obtain a UK visa and your tenancy has not yet started, you may be eligible to cancel your tenancy agreement without penalty and receive a full refund of your deposit, provided that: 2. You send an email from the email address used for booking to your property’s email address (if already in residence), confirming that your visa application has been unsuccessful and that you wish to cancel your booking. Include your full name and property details. 3. You attach the official visa refusal notice issued by UK Visas & Immigration. 4. These documents must be received within 3 calendar days of receiving your visa refusal notification and no later than 20th September for bookings for the upcoming academic year. Note: If this documentation is not received within the timeframe or after your tenancy has started, you will remain liable for the rent until a suitable replacement tenant is found and the room is successfully re-let. After the Tenancy Start Date If you have not collected your keys: 1. You will be held rent liable until a suitable replacement tenant is found and approved by the landlord. 2. If your visa is revoked after moving in: a) You must notify the property team within 48 hours of receiving the official notice by emailing to your property email address. b) You will need to provide: The official revocation notice from UK Visas & Immigration, and a letter from your university confirming your release from studies. Once verified, next steps regarding your tenancy will be communicated by the property team. For 25-26 Jan Intake ( Short Term Lets): No Visa No Pay will depend on property discretion.

No Place No Pay

For AY 25-26 & AY 26-27: For First-Year Undergraduate and Postgraduate Applicants If you are a prospective first-year undergraduate or postgraduate student and your offer of a place at your chosen university or higher education institution is withdrawn due to not meeting the required entry grades, you may be eligible for a full release from your tenancy agreement. To qualify: 1. You must provide written confirmation from your university or UCAS (such as a rejection letter or a screenshot showing your UCAS status) 2. This evidence must be submitted within 3 calendar days of your results being published and no later than 28th August (whichever comes first) 3. You must send your cancellation request from the email address used to your property’s email address if already in residence 4. If you're choosing to attend a different university due to exceeding your expected grades, you may also be eligible for cancellation. In this case, you must provide proof of acceptance at the new university via UCAS Adjustment. 5. Once your documentation has been received and verified, your tenancy will be cancelled without penalty, and your deposit will be refunded in full within 30 days. For Second-Year and Returning Students 1. Once your booking is confirmed and the security deposit has been paid, your tenancy agreement becomes legally binding. 2. You may cancel your booking within a 7-day cooling-off period from the date of booking. To do so: 3. Email your cancellation request to your property’s email address (if already in residence). If cancelled within this period, your full deposit will be refunded Please note: Deposit refunds may take several weeks, depending on the status of the deposit within the Tenancy Deposit Scheme.

Replacement Tenant Accepted

For AY 25-26 & AY 26-27: If your tenancy has already started and you have not collected your keys, you will remain liable for rent until a suitable replacement tenant is secured. If your visa is revoked after you have collected the keys, you must inform the property team within 48 hours of receiving official notification, either by emailing property management or your property’s designated email address if you are already in residence. You must provide written or emailed confirmation of the visa revocation, including official documentation from UK Visas & Immigration and a letter from your University confirming your release. In such cases, you will not be able to stay in the property; however, you will remain rent liable until a suitable replacement tenant is found or until the end of any applicable legal notice period under current legislation.

These document(s) must be received by them within 3 calendar days from the date your results are published. On receipt of the required documentation it will be verified and, provided they are satisfied, they will cancel your agreement and refund your deposit in full.

Can I book if I'm under 18?

If you turn 18 in the first semester of university, they can accept your booking at properties where there is 24/7 security available and have an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it. They can accept under 18s in some of their properties subject to the Policy for Students under the Age of 18.

How do you allocate rooms?

When applying for a room you will be asked a series of questions to determine the type of room/flat that you require, along with any special requests you may have. Please note that special requests cannot be guaranteed except where you have disability as defined and covered under the Equality Act 2010. They will attempt to meet your allocation needs as far as practicably possible, should you have a defined disability. If you have a disability, medical condition or special request that affects your accommodation requirement please inform them in the additional notes section when completing your application, either online or by paper form. You are encouraged to disclose any special requests for your stay such as your preferences regarding culture, religion, sex, gender, etc. to enable them to make an informed decision about your room allocation. Where appropriate, an applicant may be prioritised through the allocation categories as a result of disclosing a disability to them.

Can I live at student property?

You must be a full-time student to live with them. You can book with them whether you have a conditional or unconditional offer. However, please be aware of their cancellation policy prior to booking should your place at university not yet be confirmed.

Does my rental price include room cleaning?

Room cleaning services are available at some properties for an additional charge, unless stated as being included with the rent.

Are pets allowed?

No pets of any kind are permitted at, except registered assistance dogs.

What can I bring?

You can bring most of your belongings but some electricals aren't suitable for properties. Non UK compliant electricals such as rice cookers are not suitable for use with UK power outlets and this can cause fire risks.

Can I choose who I live with?

If you are applying to live with friends, please ensure that you follow their ‘create application’ link online, list the friends that you would like to live with and they will then contact them and make the arrangements for you!

Can I choose my room?

If you follow the ‘book now’ process you can select the room of your choice or you can make special requests within the ‘create application’ route which they will do their best to accommodate, however all requests and subject to availability and conditions.

Can I request to move rooms during my tenancy?

You would need to make a formal request to the accommodation team of the property you are residing in. If you request to move rooms during your tenancy you will also be issued with new documents confirming the details of the room move which you will need to sign or accept online. Should your new room be more expensive, then you and your guarantor shall be liable for the higher rent from the date you are given access to it.

Do you provide Summer Accommodation?

Yes, their summer bookings usually open around March. Keep a look out for pricing and information or contact the property team

Do I have to move out during the holidays?

Your room is yours for the full contract period and you don’t need to move out during academic breaks.

Can I move in before my contract?

If you wish to arrive earlier than your contract start date, you need to email or call. If early arrival is possible your contract will be adjusted and you will need to accept it then pay the additional charges prior to arrival. Please note, not all requests can be accommodated.

Does my rental price include insurance?

Contents insurance is included at some properties, which will be shown on the property page and details of the insurance can be obtained from the property manager when you check in. If you wish to confirm whether the property offers contents insurance, please contact the property team directly. Please note they advise taking out contents insurance if it is not included at your property and they are not liable for the loss or damage of your personal belongings and room contents.

Does my rental price include car parking?

On-site car parking is available at some properties but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. Car parking spaces are very limited and are strictly on a first-come first-served basis.

Can I move in before I pay my rent?

All rent that is due must have been paid when you check in. If you are having difficulties or this will be a problem, please contact the property as early as possible who will assist you.

The common areas here and the facilities they provide are really good. The communal lounge helps students make new friends and do important meet-greet. I loved the ambience of this place as soon as I reach here. The building has free wifi and broadband throughout and all the utility bills of students will be included in the rent.
